Requirements

  • 5–10 years of experience leading technical due diligence, site development, civil engineering, land development, infrastructure design, or large-scale industrial projects.
  • Proven experience managing multidisciplinary engineering and environmental consultants.
  • Strong understanding of geotechnical investigations, environmental assessments, zoning, permitting, utility coordination, and infrastructure development processes.
  • Ability to interpret engineering studies and communicate technical findings through clear business recommendations.
  • Strong project management skills with the ability to manage multiple priorities and complex workstreams.
  • Excellent communication, stakeholder management, and executive presentation abilities.
  • Bachelor’s degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, or a related field, or equivalent practical experience.
  • Ability to work effectively in ambiguous, fast-moving environments while building new processes and operational frameworks.
  • Experience supporting hyperscale data centers, AI infrastructure, mission-critical developments, or similar large-scale projects is preferred.
  • Professional Engineer (PE), PMP, or comparable technical certification is a plus.
  • Knowledge of utility infrastructure, transmission systems, and power markets is highly valued.

Responsibilities

  • Lead multidisciplinary technical due diligence for powered land, build-to-suit developments, and other strategic infrastructure opportunities.
  • Define the scope of engineering, environmental, geotechnical, surveying, utility, and entitlement studies for site feasibility.
  • Manage external engineering and technical consultants throughout the due diligence lifecycle.
  • Review technical reports and translate findings into clear recommendations supporting acquisition and investment decisions.
  • Evaluate geotechnical conditions, environmental constraints, utility capacity, connectivity requirements, permitting considerations, constructability, and project timelines.
  • Identify technical risks impacting cost, schedule, or project viability and recommend mitigation strategies.
  • Prepare technical due diligence summaries and communicate risks and recommendations to senior stakeholders.
  • Develop and improve technical due diligence standards, templates, checklists, and review processes.
  • Build and maintain strong relationships with engineering firms, environmental specialists, and development partners.
  • Collaborate with site selection, engineering, energy, legal, finance, and project development teams.
