Job Details

3+ years hands-on US real estate underwriting experience (single-family & small multifamily, value-add focus)
Proven ability to independently make Pass/Keep/Escalate recommendations
Deep understanding of ARV analysis
Deep understanding of comps
Deep understanding of investor buy boxes
Deep understanding of pro formas
Deep understanding of deal math
Advanced proficiency with Google Sheets or Excel
Strong understanding of US residential real estate financing structures and terminology
Able to identify missing data
Able to flag non-viable deals
Able to drive deals from lead to final analysis independently

Scrub the Austin-area MLS daily to identify properties within our buy box
Maintain a watchlist of overpriced properties that may become viable
Track price reductions and market trends; recommend optimal offer timing
Review and classify all inbound opportunities (agents, wholesalers, on/off-market)
Categorize deals as Pass, Keep (needs more info), or Escalate (requires immediate attention)
Gather property, comparable, rental, and market data; identify information gaps
Build and maintain deal pro formas using provided models; calculate MAO and cash-on-cash returns
Evaluate multiple exit strategies (flip, BRRRR hold, ADU/DADU, condo sale)
Coordinate underwriting once a deal shows potential
Schedule property walkthroughs and coordinate inspections with the Acquisitions Lead
Collect and verify photos, videos, and property condition reports
Prepare complete, organized deal packages ready for ownership review
Maintain clean, version-controlled deal files in Google Sheets, Smartsheet, Dropbox, and MLS
Serve as first point of contact for inbound deals
Collect critical information and maintain professional relationships
