Requirements
- Have a strong background in U.S. residential and/or commercial property management.
- Have previous experience managing or leading a property management team.
- Be proficient with AppFolio or similar property management software.
- Be available to work U.S. time zones on a graveyard shift in the Philippines.
- Be available to start within two weeks of the job offer.
- Be comfortable using time trackers such as Time Doctor.
- Have a personal laptop or desktop, noise-cancelling headphones, and a webcam.
- Have a reliable internet connection of at least 50 Mbps.
- Have backup equipment for power and internet outages.
- Be proficient with Microsoft Office tools and Google Workspace.
- Have excellent written and verbal English communication skills.
Responsibilities
- Lead, mentor, and guide junior on-site property managers, ensuring team best practices.
- Oversee tenant communications, lease renewals, and escalated tenant issues.
- Assist with leasing activities, including advertising, property showings, applicant screening, and drafting lease agreements.
- Ensure compliance with lease terms, investigate violations, and address tenant disputes.
- Supervise vendor coordination for maintenance repairs and upgrades, and coordinate larger renovation projects with the on-site property manager.
- Collaborate with leadership on property marketing strategies and operational improvements.
- Oversee property financial performance, draft budgets, track actuals against budget, and determine strategies to maximize financial outcomes.
