Requirements

Proven experience managing scattered single-family properties.
Direct hands-on experience with Section 8/Housing Choice Voucher programs.
Familiarity with HAP contracts, tenant/PHA rent splits, and HQS/NSPIRE inspections.
Direct experience managing properties in Cleveland, Ohio.
Working knowledge of housing authorities like CMHA, EDEN Inc., or North Coast Housing Connections.
Proficiency with Rent Manager or similar property management platforms.
Ohio real estate broker's license or eligibility to obtain one.
Experience with AI-powered maintenance platforms such as Property Meld or Vendoroo.
Experience with field-service and inspection apps like CompanyCam or RentCheck.
Experience working in a lean, technology-first property management environment.

Responsibilities

Triage incoming maintenance requests and coordinate vendor dispatch.
Manage a network of 1099 field vendors to ensure work efficiency.
Handle day-to-day communications with housing authorities including CMHA and EDEN Inc.
Prepare for and manage HQS/NSPIRE inspections to maintain high first-pass rates.
Own rent collection, reconcile tenant/PHA rent portions, and process vendor invoices.
Coordinate with local leasing agents for tenant placements and renewals.
