Requirements
- Have 5–7+ years of construction project management or project engineering experience in commercial retail, restaurant, or grocery environments.
- Be based in the Midwest or East Coast.
- Demonstrate independent ownership of new store builds from $50K to $2.5M+, with full budget accountability.
- Show increasing project responsibility and effective management of project teams.
- Have strong construction budgeting and financial forecasting experience, including cost-to-complete projections.
- Have direct commercial kitchen construction experience, including hood systems, grease interceptors, gas lines, and health department coordination.
- Be proficient in reading and interpreting construction drawings, specifications, and MEP documents.
- Have experience managing general contractor and subcontractor relationships, contract negotiations, and change order reviews with limited supervision.
- Have working knowledge of building codes, ADA compliance, and permitting across multiple jurisdictions.
- Be proficient with AI tools for budget and forecast reporting, variance analysis, and project documentation.
- Be willing to travel to project sites 20–50%, depending on active project load.
- Be proficient with Microsoft Office and project management software such as Procore or BuildingConnected, with advanced Excel skills for budget modeling and forecasting.
- Attend a mandatory in-person interview before an offer.
Responsibilities
- Manage new store builds, tenant improvements, and remodels from pre-construction through punch list and closeout.
- Own project budgets, cost tracking, cost-to-complete forecasts, and variance reporting.
- Solicit and review bids, award work, and negotiate contracts with general contractors, subcontractors, and vendors.
- Represent the owner on-site and in project-related communications.
- Coordinate with Real Estate, Store Operations, Visual Merchandising, IT, and Finance.
- Oversee commercial kitchen buildouts, including hood systems, ventilation, gas, plumbing, and equipment connections.
- Manage permitting, inspections, and certificates of occupancy with architects and local authorities.
- Maintain project documentation, including RFIs, submittals, change orders, lien waivers, and closeout packages.
- Prepare landlord closeout packages and submit for TIA reimbursement.
- Identify and resolve risks before they affect project timelines or costs.
