Requirements
- Demonstrated experience in residential land acquisition, real estate development, or land investment.
- Proven record of successfully closing land transactions.
- Deep knowledge of North Carolina residential real estate markets.
- Established network of relationships with land brokers, landowners, developers, and engineers.
- Strong financial and analytical capabilities, including land residuals and IRR modeling.
- Solid understanding of zoning, entitlements, permitting, and development-cost evaluation.
- Proven ability to structure and negotiate purchase agreements, options, and joint ventures.
- Strong understanding of market trends, land values, and competitive dynamics.
- Ability to work independently in a remote environment while collaborating with cross-functional teams.
- Excellent communication and presentation skills for senior decision-makers.
Responsibilities
- Source and pursue raw land, entitled land, and finished-lot opportunities across key North Carolina markets.
- Build and maintain strong relationships with land brokers, developers, engineers, landowners, and other market participants.
- Lead financial underwriting, including land residual analyses, IRR modeling, and development economics evaluation.
- Assess zoning, entitlements, utility availability, topography, and project feasibility.
- Structure and negotiate purchase agreements, options, and joint ventures.
- Present acquisition opportunities and financial analyses to executive leadership and investment committees.
- Manage transactions from initial evaluation through due diligence and closing.
- Monitor North Carolina market conditions and economic trends to inform acquisition strategy.
