Requirements
- Bachelor's degree in Accounting, Finance, or a related field.
- CPA or equivalent certification is a plus.
- At least 3-4 years of experience in property accounting (at least 2 properties).
- Experience with Australian Accounting standards and practices.
- Expertise in end-to-end financial accounting, P&L statements, and balance sheet reconciliations.
- Strong proficiency in variance analysis (actuals vs. budget).
- Experience supporting budgeting cycles and ad-hoc financial analysis.
- Proficiency with accounting systems such as Xero, MYOB, or NetSuite.
- Advanced Excel skills.
- Excellent stakeholder communication skills for working with non-finance teams.
- Strong analytical and critical thinking skills.
- High attention to detail and proactive approach.
Responsibilities
- Manage month-end processes, including income, occupancy, and rate journals and bank reconciliations.
- Maintain accrual schedules and prepare Profit and Loss statements with variance commentary.
- Prepare Balance Sheet, GST, and cash flow reconciliations.
- Oversee key income and expense streams such as letting income, departure cleaning, and prepayments.
- Assist Property Managers with account reviews, annual budgets, and forecasts.
- Deliver quarterly and annual reports for property owners to ensure contractual obligations are met.
- Support annual audits and fringe benefits tax return preparation.
- Conduct inter-company reconciliations and process credit cards, debtors, and trust payments.
- Identify and implement system and process improvements.
