Requirements
- Have property accounting leadership experience at a multi-market, multi-entity third-party property manager.
- Have direct accountability for thousands of doors and experience managing managers.
- Have owned institutional reporting and defended numbers directly to sophisticated clients.
- Bring hands-on trust accounting expertise, including trust reconciliations, security deposits, disbursements, and 1099s.
- Have designed trust accounting controls.
- Demonstrate a track record of building processes that continue to work after your involvement ends, with results you can describe.
- Be able to collaborate with operations leaders while maintaining accounting controls.
- Be fluent in AppFolio or an equivalent property management accounting platform, Excel, Google Workspace, and treasury management banking platforms.
- Have a bachelor’s degree in Accounting, Finance, or a related field.
- CPA is a plus.
- Be comfortable with transaction-level detail and presenting to executives, institutional clients, and auditors.
- Be interested in bringing AI into accounting operations.
Responsibilities
- Deliver monthly owner statements, client packages, reconciliations, disbursements, and 1099s across all three client segments, from onboarding through disposition.
- Reconcile trust and operating accounts monthly across more than 50 markets and maintain clean audits and compliance with state broker trust rules.
- Own institutional client accounting, including client-specific mappings, funding requests, lender and DSCR reporting, capex policy, and fee analysis.
- Coach the Retail, Multifamily, and Institutional accounting leaders and develop their teams.
- Run weekly leadership meetings, one-on-ones, and close-status reviews with named metric owners.
- Document recurring workflows, measure adherence, and rebuild processes that depend on individual effort.
- Own the departmental scorecard and quarterly plans, drive cost per door down and productivity per accountant up, and stay within budget.
- Partner with data and technology teams to build durable processes and use AI to reduce manual work, catch exceptions, and tighten the close.
