Requirements

  • Minimum of 5 years of experience managing defaulted commercial or business-purpose loans.
  • Strong knowledge of commercial lender default remedies, including foreclosure, trustee sales, receivership, and bankruptcy strategies.
  • Solid understanding of commercial loan covenants, documentation, and servicing agreements.
  • Expertise in commercial real estate fundamentals, including collateral analysis, property valuation, and market assessment.
  • Prior commercial business-purpose loan underwriting experience is strongly valued.
  • Proficiency with Microsoft 365, Adobe tools, and commercial loan servicing platforms like REALSynergy, Strategy, or Enterprise.
  • Ability to work independently while managing multiple assets and deadlines.
  • Strong negotiation, communication, and relationship-management skills.
  • Ability to travel approximately 5%–25% as required.
  • Successful completion of required background screening and applicable licensing requirements.

Responsibilities

  • Manage an assigned portfolio of geographically diverse, non-performing commercial and business-purpose mortgage loans.
  • Engage directly with borrowers to assess financial circumstances and develop resolution strategies.
  • Review loan documents, servicing agreements, and credit reports to determine enforcement and workout options.
  • Negotiate borrower workouts, modifications, and forbearance agreements within lender parameters.
  • Evaluate and direct enforcement strategies, including foreclosure, receivership, and bankruptcy-related processes.
  • Prepare formal business plans, net present value analysis, and recovery projections.
  • Direct and monitor third-party vendors including attorneys, appraisers, and property managers.
  • Administer defaulted loan sales and complex REO activities including property management and disposition planning.
