Requirements
- Bachelor’s degree in business, economics, finance, real estate, or a related field.
- 2-4 years of relevant professional experience in real estate, consulting, or investment banking.
- Strong analytical capabilities and advanced Excel financial modeling skills.
- Excellent written and verbal communication abilities.
- Superior attention to detail and organizational skills.
- Proficiency with Microsoft Office suite.
- Self-motivated with a proven ability to multi-task and meet deadlines.
- Ability to travel up to 15%-30% for company gatherings or project sites.
- Prior exposure to commercial real estate markets and transactions (preferred).
- Experience with real estate or data center platforms like ArcGIS, Datacenter Hawk, or S&P Global (preferred).
- Familiarity with commercial leasing practices and data center infrastructure (preferred).
Responsibilities
- Conduct in-depth market research and analysis on the data center industry.
- Perform customer research and due diligence to identify requirements and demand drivers.
- Abstract and summarize complex real estate lease agreements and term sheets.
- Draft preliminary term sheets outlining proposed business terms.
- Prepare investment committee (IC) memos summarizing deal overviews and recommendations.
- Perform ad hoc financial analyses and underwriting support in collaboration with the Finance team.
- Collaborate cross-functionally with legal, development, construction, and operations teams.
- Track critical path milestones and report on commercial progress in Weekly Business Reviews.
- Assist with the negotiation and documentation of final lease and associated agreements.
