Requirements
- Bachelor’s degree in Engineering, Architecture, Construction Management, or a related field.
- Minimum 3 years of experience in commercial building condition assessments.
- Demonstrated experience preparing or contributing to PCA, BCA, or FCA reports.
- Proficiency in Microsoft 365 (Outlook, Excel, SharePoint, Teams).
- Ability to travel up to 50–60% for site inspections.
- Ability to perform fieldwork including roof access, crawlspaces, and mechanical rooms.
- Understanding of building systems operation, life expectancies, and repair/replacement strategies.
- Familiarity with ICC codes, NEC, and NFPA 72.
- Valid driver’s license.
Responsibilities
- Conduct on-site Property Condition Assessments (PCAs) across multifamily, industrial, retail, office, and hospitality properties per ASTM E2018-24 standards.
- Evaluate structural systems, building envelope, MEP, fire/life safety, and accessibility compliance.
- Interview property managers and analyze maintenance records to assess property condition history.
- Identify deferred maintenance, life-cycle considerations, and anticipate capital repair needs.
- Prepare clear, defensible PCA reports and multi-year capital expenditure (CapEx) tables for clients.
- Coordinate with project management and collaborate with environmental and specialist teams.
