Requirements
- 5+ years of experience as a California transactional real estate paralegal
- Strong law firm or reputable real estate practice group background
- Deep title and survey review experience
- Strong knowledge of title insurance, title policies, and endorsements, including ALTA and CLTA
- Thorough understanding of commercial acquisitions, dispositions, and financing transactions
- Excellent written and verbal communication skills
- Strong organization, attention to detail, and multitasking ability
- Strong Microsoft Office skills
- Able to work independently, manage deadlines, and prioritize effectively
- High level of professionalism, dependability, and discretion
Responsibilities
- Serve as a primary title specialist for commercial real estate transactions
- Review and analyze title reports, title documents, surveys, and related diligence materials
- Prepare title objections, responses, and title policy requirements for acquisitions, sales, and loan transactions
- Identify title issues and help develop practical solutions to clear them
- Work directly with title companies to resolve objections and secure final policies and endorsements
- Review purchase agreements, contracts, and leases
- Prepare closing checklists, critical date timelines, escrow instructions, and closing binders
- Coordinate closings with attorneys, clients, lenders, escrow officers, and title officers
- Assist with entity formation, registration, and maintenance
- Support due diligence for acquisitions, dispositions, leases, and financings
- Prepare lease abstracts
- Track deadlines and keep attorneys and clients informed of key dates
- Train and help manage junior paralegals and other legal staff
- Support client relationship growth and business development efforts
- Handle a busy transactional workload professionally and with minimal supervision
