Requirements
- Have 10+ years of progressive experience in mortgage closing operations, title, escrow, or lending.
- Bring extensive experience reviewing mortgage loan documentation, title matters, and legal closing requirements.
- Have proven leadership experience managing closing teams, workflows, and third-party partners.
- Demonstrate strong knowledge of mortgage closing documentation, title review, lien perfection, and regulatory compliance, including TRID, RESPA, and TILA.
- Have experience resolving complex closing, title, funding, and legal issues while ensuring timely, compliant closings.
- Bring experience with residential mortgage closings, loan documentation, title, escrow, and funding processes.
- Understand mortgage law, lien perfection, title defects, vesting, UCC filings, and state-specific closing requirements.
- Be able to review promissory notes, mortgages or deeds of trust, guaranties, settlement statements, payoff letters, and closing instructions.
- Be able to interpret title commitments, resolve title objections, and coordinate with title companies and closing attorneys.
- Have proficiency with loan origination systems such as Encompass, document preparation platforms, e-signature tools, and Microsoft Excel.
- Have experience implementing legal quality controls, managing closing exceptions, minimizing post-closing defects, and ensuring investor and regulatory compliance.
- A bachelor's, associate's, or equivalent legal education, including a J.D., is preferred.
- Experience in Non-QM mortgage lending or Merchant Cash Advance (MCA) is preferred.
- Maintain a stable, reliable internet connection and a professional, dedicated remote working setup.
Responsibilities
- Lead and develop closing staff to ensure timely, accurate, and compliant loan closings.
- Direct the closing process from Clear-to-Close through funding and confirm legal, title, and funding conditions are satisfied.
- Review and approve loan documents, title commitments, settlement statements, and legal exceptions.
- Manage closing attorneys, title companies, settlement agents, and escrow partners, including performance expectations and service levels.
- Resolve title defects, lien priority and vesting issues, legal disputes, and state-specific closing requirements.
- Maintain compliance with federal and state lending regulations, investor requirements, and company policies.
- Partner with Underwriting, Credit, Processing, Valuations, and Funding to resolve issues and keep loans on schedule.
- Develop standard operating procedures, implement quality controls, and streamline workflows.
- Track closing and funding performance indicators, defect rates, and attorney and title vendor performance.
- Advise leadership on legal risks, document requirements, and transaction structures for complex loans.
